Back in March 2020, the projects that Tobey had lined up for work were cancelled due to COVID leaving him essentially unemployed and unable to pay the property taxes on his home. Tobey applied for the California Mortgage Relief and was denied for reasons unclear to him. He sought out help and connected with the U.S. Department of Housing and Urban Development (HUD) who referred him to VCCDC, a HUD-approved housing counseling agency. At VCCDC, HUD-Certified Homeownership Specialist, Gabriela Muñoz, helped guide Tobey through the appeal process which consisted of document submissions and numerous calls and emails during a span of about 2 months. We are happy to report that Tobey was approved to receive funds from the California Mortgage Relief Program which has allowed him to stay in his home!

3RD ANNUAL AWARDS CEREMONY

LEADING PEOPLE HOME

On October 12, we hosted our 3rd Annual Leading People Home Awards Ceremony at Spanish Hills Club in Camarillo in celebration of VCCDC’s 22nd year serving the community and in recognition of five regional leaders. Together with our friends and supporters, we enjoyed an evening of delicious food, live music, heartwarming stories and inspirational award presentations.

We were honored to have California Community Builders Chief Executive Officer, Adam Briones as a special guest speaker and CalHFA Executive Director, Tiena Johnson Hall as our Keynote Speaker. Also joining us for the ceremony was the Marquez family who recently purchased their first home in Oxnard, CA. Yolanda Marquez shared how homeownership has positively impacted her family’s life and has given them hope for a brighter future.

We honored five important leaders who have inspired our work and five award winners who are making significant contributions in our community. Our Leading People Home awards honor Rodney Fernandez, Michael McGuire, Ernest Baskette Jr., Lynn L. Jacobs and Carmen Ramirez for their exceptional contributions that have made a lasting impact in the affordable housing field and beyond. We were delighted to present the five awards to four individuals and one organization who have committed countless hours to improving the lives of families and individuals through investment of time, resources, and advocacy, thereby underscoring important community engagement, visionary leadership, and lifetime of excellence. This year we had the honor of presenting a new award honoring the late Carmen Ramirez for advocating solutions-based initiatives to provide affordable housing for low-to moderate income households, and championing social, health, and environmental programs to deliver a better quality of life for all.

HOMEBUYER ASSISTANCE PROGRAMS
Hope to Home – Oxnard – NEW!
We are excited to introduce our latest program that provides low-income (up to 80% AMI) first-time homebuyers in Oxnard with up to $25,000 in down payment assistance! The Hope to Home – Oxnard deferred loan is forgivable after 10 years and be can be combined with VCCDC’s other programs to maximize your purchasing power. Our program is designed to make homeownership a reality for low-income households – for example a family of 4 earning up to $106,250 per year. Don’t miss out on this opportunity!
City of Camarillo Down Payment Assistance – COMING SOON!

Hope to Home Bakersfield – NOW UP TO $40,000!
Administered by VCCDC, the Hope to Home – Bakersfield program in coordination with the City of Bakersfield assists low-income families (up to 80% AMI), with up to $40,000 in down payment assistance! The loan is deferred for 30 years and has a 2% annual deferred interest. This program can be combined with VCCDC’s other programs to maximize your purchase power.
Hope to Home Ventura County – NOW UP TO $38,000!
VCCDC has partnered with the County of Ventura to provide low-income families (up to 80% of the Area Median Income), with up to $38,000 in down payment assistance! This deferred loan has a 0% annual deferred interest and is forgivable after 5 years. If you currently live or purchase a home in unincorporated areas of Ventura County or Port Hueneme, Santa Paula, Fillmore, Ojai or Moorpark this program may be for you!
From Here Forward Program
The From Here Forward Program is a deferred loan, made possible with funds from the California Department of Housing and Community Development (HCD), that offers up to $100,000 in home buying assistance for low-to moderate-income (up to 120% AMI) borrowers who were physically or economically displaced by the Thomas Fire or Woolsey Fire in Ventura County. If you lost your residence, lost your job or business, your rent increased by 5% or more between January 2018 and December 2019, or suffered other physical or economic loss due to the Thomas or Woolsey Fire in Ventura County and you fall within the income guidelines you may qualify.

A reverse mortgage allows homeowners 62 and older to borrow money based on the equity in their home. While a reverse mortgage can be a great product that allows a homeowner access to their equity without selling their house it can be financially risky and may not be the right product for everyone.

If you are a homeowner who is at least 62 years old, VCCDC’s Homeownership Specialists can help you determine if a reverse mortgage is right for you. Upon the completion of your session, you should be able to make an independent, informed decision of whether a reverse mortgage will meet your specific needs. You will receive the HUD-approved certificate which can be used to obtain a reverse mortgage. Currently the $175 counseling fee is waived. However, this may change without notice once grant funds are depleted . Appointments are currently offered via phone, virtual conference and in-person. Schedule your free session today!
