Dear Friend,America is recognizing National Homeownership Month during June, and People’s is working toward making that American Dream more possible across the Central Coast, every day. Since 1970, we have continued to bridge seemingly insurmountable gaps for those locked out of the intergenerational benefits from homeownership and facilitated the construction of over 1,200 self-help houses for first-time owners. Though substantial gains have been made, our local challenges continue to grow exponentially. The increasing barriers to homeownership are in large part a result of what’s occurred over the past 50 years; a steadily widening gap between earnings and housing costs.
When People’s was founded, the national median income was around $10,000 and the national median home price was near $30,000. This meant that on average three times the annual household income was needed to buy a home. Now 50 years later, national statistics demonstrate that adjusted for inflation, median income has risen by 12%, but median home prices are up by almost 110%. It now takes six times an annual income to buy a median-priced home. That gap is even further out of step along the Central Coast. Over seven times a household’s annual income is needed to buy a median-priced home here. This trajectory is of course unsustainable.
Although the statistics may seem grim, there is good news to celebrate along the way. Today People’s is engaged in multiple homeownership projects spanning the four counties we’re committed to serving. In the communities of Greenfield, San Miguel, Nipomo, Santa Maria, and Thousand Oaks, new homes for new owners are being developed. We are so grateful to all of our stakeholders who make this critical work successful. Without you, this vital work would simply not be possible.

On the Central Coast, the average fair market rent for a one-bedroom apartment is $1,970. At a minimum wage of $15.50 per hour, more than 98 hours of work per week is needed to afford this.
A full time worker, earning minimum wage can only afford $806 in rent. Someone trying to live on Social Security can only afford $334.
Many are just one financial challenge, such as a car repair or a medical bill, away from losing the roof over their head. There is nowhere in these counties where a full-time worker earning minimum wage can afford to rent a one-bedroom apartment. |

Canyon Creek Apartments is located in the neighborhoods of Paso Robles, a short distance from elementary schools, shopping centers, and bus stops. These ‘California Contemporary’-style apartments offer two- and three-bedroom units to local farmworkers and their families. The property has a large community building which is home to a variety of services providers, including: afterschool education, the supportive housing program, and other community resources.
