Have you heard about our newest program in partnership with the City of Camarillo? The Camarillo Workforce Housing Down Payment Assistance Program is designed to help local working households purchasing in Camarillo achieve their dream of homeownership. 

With up to $50,000 in the form of a ten (10) year deferred loan, low-and moderate-income first-time homebuyers can receive the financial support they need to make their homeownership dreams a reality. Plus, these funds can be combined with VCCDC’s other programs to maximize purchasing power.

VCCDC’s partnership with the City of Camarillo underscores our shared commitment to supporting the community and helping individuals achieve their homeownership goals. “From the first phone call that I made, I could tell they were really interested in doing anything they could to help me… fortunately that program (California Mortgage Relief) did work for me and now I don’t have to worry those past due bills and I don’t have to sell my home”.

Back in March 2020, the projects that Tobey had lined up for work were cancelled due to COVID leaving him essentially unemployed and unable to pay the property taxes on his home. Tobey applied for the California Mortgage Relief and was denied for reasons unclear to him. He sought out help and connected with the U.S. Department of Housing and Urban Development (HUD) who referred him to VCCDC, a HUD-approved housing counseling agency. At VCCDC, HUD-Certified Homeownership Specialist, Gabriela Muñoz, helped guide Tobey through the appeal process which consisted of document submissions and numerous calls and emails during a span of about 2 months. We are happy to report that Tobey was approved to receive funds from the California Mortgage Relief Program which has allowed him to stay in his home!

Our dedicated team will provide information about the different options available to you including the California Mortgage Relief Program which offers up to $80,000 in assistance to homeowners who have fallen behind on their mortgage payments, property taxes, reverse mortgage or have a COVID related deferred mortgage loan .

We are only one week away from our Inaugural Kern County Homeownership Conference “A New Way Home” happening on Saturday, September 9th from 10am – 2pm at the DoubleTree Hotel in Bakersfield! We recently held a very special celebration at Spanish Hills Club in Camarillo to honor four important leaders who have inspired our work and four award winners who are making significant contributions in our community. Together with our friends and supporters, we enjoyed a wonderful evening filled with heart-warming stories and inspirational award presentations.

We were honored to have Lourdes Castro Ramírez, Secretary of the Business, Consumer Services and Housing Agency, as our keynote speaker. Also joining us for the festivities were our emcee David Cruz, a longtime TV and radio host, and Jasmine Padilla, VCCDC homeowner and board member, who delivered a powerful client testimonial. The crowd gathered included many VCCDC sponsors, our four award recipients and their friends and families, and family members of those honored with the naming of the four VCCDC leadership awards.

Ventura County Community Development Corp. — Affordable homes for sale!

VCCDC in partnership with the County of San Diego and Meritage Homes is thrilled to announce an opportunity to own one of four (4) affordable homes in Valley Center located in north San Diego County. The 4 affordable units will consist of 4-bedroom floorplans priced at $471,366* and will be sold to qualified homebuyers whose income does not exceed 120% of the Area Median Income (AMI) for San Diego County. The homes will be priced below comparable new homes and are subject to deed restrictions, including term of affordability and equity share with San Diego County. Other requirements and restrictions apply. Interested buyers must attend an upcoming orientation on November 30th or December 1st to learn how to apply. You must attend one of the orientations for your application to be accepted.

It’s easy to get overwhelmed by all of the obstacles that loom ahead of a home purchase and too often we count ourselves out of the possibility of becoming homeowners one day. Yet in 2016, the Torres Family decided that they were going to try. It wasn’t an easy start. Mayra Torres, mom of three, had to resort to gathering coins from their money jar to afford a babysitter while they attended their first Homebuyer Workshop with VCCDC. They started from the very beginning; learning how to budget and starting the slow process of building up their credit score. Last month, after diligently working for almost 6 years (and many many homeownership coaching sessions later), the Torres Family moved out of the garage they had been living in for 17 years and closed on their very own home purchase.

“A week before we closed our purchase, we went to see the house [for our final inspection] and I remember I went to the yard which has fruit trees and I picked up a lemon and I brought the lemon home. When I cut the lemon, it was so emotional because this was a lemon that is mine, I don’t have to buy it at the store. It is so amazing to have a place that you can say is yours.” – Mayra

VCCDC is excited to announce that this year’s Keynote Speaker will be Tiena Johnson Hall, Executive Director of the California Housing Finance Agency (CalHFA).

Johnson Hall, who has been a member of CalHFA’s Board of Directors since November 2014, has served as a Senior Vice President and Manager of Community Development Finance for BBVA Compass Bancshares inc. since October 2014. Prior to that, she has held various housing positions in both the private and public sectors.

CalHFA has helped more than 201,000 low- and moderate-income homebuyers with $32.6 billion in first mortgages and used $6.1 billion in financing for the construction and preservation of more than 70,000 affordable rental housing units throughout the state.

April is Fair Housing Month and this year is the 54th anniversary of the Fair Housing Act, the landmark civil rights law signed by President Lyndon B. Johnson on April 11,1968, that made discrimination in housing transactions unlawful.?The Fair Housing Act prohibits discrimination in housing due to race, color, national origin, religion, sex (including gender identity and sexual orientation), disability, and familial status. Oct. 6 — 2nd Annual Awards Event Underway for Ventura County Community Development Corp.

The Ventura County Community Development Corporation (VCCDC) will be celebrating its 2nd Annual Awards Ceremony, “Leading People Home”, on Thursday, Oct. 6, 2022 at Spanish Hills Club in Camarillo by honoring four individuals with prestigious named awards for their work in transforming lives through community partnerships, transformational leadership, and homeownership affordability and creation.

VCCDC’s impact of changing lives through homeownership for the last 21 years began as an operational venture by co-founders Rodney Fernandez and Bertha Garcia. In 2014, VCCDC was spun-off, becoming the only CDFI based nonprofit serving low-to-moderate income families with mortgages in the Ventura County. This year’s ceremony will highlight the honoring of three individuals and one organization whose commitments mirror VCCDC’s mission to strengthen and sustain vibrant communities by empowering individuals and families to build wealth through education and homeownership.

Welcome to our “20th Anniversary Celebration” Special Edition Newsletter. We are very excited to celebrate our 20th year acknowledging our accomplishments and honoring community leaders who embody the organization’s vision, helping us move forward together. 

Incorporated in 2001, VCCDC has assisted underserved families with building financial capacity through education, counseling, and affordable loans. VCCDC grew quickly, developing culturally-competent services, particularly important during the 2008 housing/mortgage crisis when thousands risked losing their homes. As the market recovered, the dream of homeownership again became a possibility for working families who before could not afford to purchase homes.

Their journey with us began in 2014 when they started working with our Homeownership Specialists and went on to purchase a home in Oxnard in 2015. However, with seven children, Abel and Bea were growing out of their 3 bedroom Oxnard home fast. They continued to participate in education classes and credit coaching over the years and more recently worked with us to get their credit score high enough to purchase a bigger home for their growing family. Last month, with some down payment assistance, they closed on their 5 bedroom home in Fillmore and moved the family in. The children can’t believe all the new space they have to run around!
