rel="noopener">CSU Channel Islands </a>(CSUCI) Site Authority has signed a long-term ground lease with global real estate investment company Kennedy Wilson to develop a 32-acre site within the campus’s University Glen residential community.</p> <p>The development, located directly north of the existing University Glen neighborhood, will include 310 market-rate apartments, 109 for-sale homes, 170 income-restricted apartments for seniors, as well as community-serving amenities.</p> <p>“We are thrilled to see the site’s redevelopment process begin, and to move ahead on a pioneering public-private partnership that will also generate a significant revenue stream to benefit our campus’s future growth for years to come, as well as provide housing options for our faculty, staff and other community members,” said CSUCI Interim President Richard Yao, Ph.D. “We value our partnership with Kennedy Wilson and their proven commitment to building and maintaining strong communities, and we look forward to working together to bring our shared vision to life.”</p> <p>The agreement will generate more than $5 million in payments to the Site Authority during the initial development and homes sales phases of the project, and will provide an ongoing revenue stream from the market-rate and senior apartments over the full life of the leases, which will run through June 30, 2098.</p> 100vw, 350px" /></a>“This development is an important step in our larger partnership with CSU Channel Islands and will meaningfully contribute to a community that is short on supply of high-quality apartments and homes for faculty, staff, and local residents,” said Kennedy Wilson Managing Director Nick Bridges, who structured the partnership with the University. “Many people are rethinking how and where they want to live, and we continue to see a trend of residents moving from city centers toward communities that have access to the outdoors, are commutable to major employment centers, and are relatively affordable.”</p> <p>Kennedy Wilson has also committed $1.5 million toward the future construction of an Early Childhood Education center on the CSUCI campus to provide affordable, high-quality early childhood education to the community, local farmworker families, and student parents working to earn a college degree. At the same time, the center will serve as a training experience for students in the University’s School of Education.</p> <p>“Affordable and accessible childcare and education is a critical need among both CSUCI students who are parents and among regional farm workers,” said Nichole Ipach, CSUCI’s Vice President for University Advancement. “Kennedy Wilson’s gift toward the construction of CSUCI’s future Early Childhood Education Center brings us one step closer to offering much needed childcare slots to Ventura County and an outstanding educational experience for our aspiring early childhood teachers.”</p> <p>The California State University Channel Islands Site Authority was created to provide for the financing and support of the transition of the Camarillo Hospital site for use as a campus of the California State University. The area of east campus is ground-leased by the CSU to the Site Authority for the purposes of establishing a residential community to help facilitate the recruitment, retention and productivity of faculty and staff, and to generate funds for campus development.</p> <p>The new residential project builds upon a seven-year partnership between Kennedy Wilson and CSUCI. There will also be 170 senior living apartments for people who are 55-years old and above and who meet a specific median income level. The senior apartments will be rentals.</p> <div id="attachment_32400" style="width: 360px" class="wp-caption alignright"><a href="http://amigos805.com/wp-content/uploads/2017/07/University-Glen-Phase-2-V2-adjusted.jpg" target="_blank" rel="noopener noreferrer"><img loading="lazy" decoding="async" aria-describedby="caption-attachment-32400" class="wp-image-32400" src="http://amigos805.com/wp-content/uploads/2017/07/University-Glen-Phase-2-V2-adjusted.jpg" alt="" width="350" height="244" srcset="https://amigos805.com/wp-content/uploads/2017/07/University-Glen-Phase-2-V2-adjusted.jpg 7314w, https://amigos805.com/wp-content/uploads/2017/07/University-Glen-Phase-2-V2-adjusted-300x209.jpg 300w, https://amigos805.com/wp-content/uploads/2017/07/University-Glen-Phase-2-V2-adjusted-768x535.jpg 768w, https://amigos805.com/wp-content/uploads/2017/07/University-Glen-Phase-2-V2-adjusted-1024x713.jpg 1024w" sizes="auto, (max-width: 350px) 100vw, 350px" /></a><p id="caption-attachment-32400" class="wp-caption-text">Courtesy image.</p></div> <p>“This housing mix is consistent with the built portion of the community and the residents are supportive, especially of the senior housing piece, and will benefit everyone,” Gormley said. “It encourages senior tenants to become more connected with the University and provide more stability.”</p> <p>Because the land is leased to the CSUCI Site Authority by the CSU, the development will be able to offer housing to potential faculty and staff with financial incentives to make it more affordable to purchase a home.</p> <p>“This will create housing opportunities in an expensive housing market,” Gormley said. “Faculty and staff who choose to relocate here and work on campus will have an opportunity to purchase a home.”</p> <p>This development also provides much-needed revenue for the University to support the anticipated rapid growth. CSUCI’s student population is expected to continue to increase and the generated revenue will support the construction of much needed academic facilities.</p> <p>CSUCI’s Vice President for Business & Financial Affairs Ysabel Trinidad, said “With this project, the Site Authority is in a much stronger position to fulfill its intended purpose – to generate a cash flow to help support the University. As with the prior public/private partnership, we are also able to reduce additional debt carried by the Site Authority.”</p> <p>“We are also extremely happy to enhance our partnership with Kennedy Wilson on this second project. This partnership will leverage our existing relationship with KW which, in turn, will benefit all members of our residential community,” said Trinidad.</p> <p>Site Authority Chair Jim Considine, who has been involved with the University Glen development since its inception, said evolution of the plans for the 32-acre site was truly the result of a team effort of residents, the CSUCI campus, community members and the CSUCI Site Authority.</p> <p>Considine said team input optimized the potential of this final development, making the best use of the land while maintaining the sense of place the University Glen residents enjoy.</p> <p>“There’s something about being there,” Considine said. “There’s a tranquility with its own kind of feel and identity. I think we were able to preserve that as we put the plan together.”</p> <p>Current University Glen residents will benefit from the next phase, too, Considine said, beyond the added value to their homes based on the completion of the entire community.</p> <p>“It’s going to provide some more services. We’re going to expand pools and hopefully add fitness centers and the like,” he said. “The concept there is that we maintain the same feel and look. I didn’t want to have something that looked like a Phase II. It should all tie together and be one development.”</p> <p>There have been numerous meetings with residents of University Glen who voiced their concerns about the project.</p> <p>“There were some things that needed to be corrected and I believe we’ve listened well and to the extent that we could, we have addressed the residents’ concerns,” Considine said, adding that residents brought up some excellent points during public meetings.</p> <p>In the end, he and CSUCI believe the majority of residents are happy with plans for the next phase of development, as evidenced by a letter written by University Glen resident Miriam Olson. Ms. Olson sent it to be included in the record for the CSU Board of Trustees during this week’s meetings.</p> <p>It reads, in part: “Each stakeholder group had to make concessions, yet all concerns were heard and addressed,” Olson wrote. “I am hopeful that as the project moves forward, the safety and cohesive nature of the community will continue to be a top priority.”</p> <p>Construction will be done by global real estate company Kennedy Wilson and they expect to break ground on the project in the next year.</p> <p><strong>About California State University Channel Islands: </strong><a href="http://www.csuci.edu/" target="_blank" rel="noopener noreferrer">CSU Channel Islands</a> (CSUCI) is the only four-year, public university in Ventura County and is known for its interdisciplinary, multicultural and international perspectives, and its emphasis on experiential and service learning.
